About Oak Hill

An Oak Hill neighborhood guide, written by the realtor who works it.

I'm Jason Gruner with Coldwell Banker Southern Realty. I cover the Oak Hill neighborhood in Nashville, TN on a regular basis: every home that lists, every new build under construction, and every home that sells.

The area, the way I describe it

Oak Hill is a residential city with acreage, not a storefront strip.

The city sits south of Green Hills and north of the Brentwood line, inside Davidson County. I work every listing, every pending contract, and every closed sale I can verify. The monthly report at oakhillhomesreport.com is the sold table from that work.

People ask about lots, trees, and how a house sits relative to Radnor Lake or Franklin Pike. Those are location facts. They are not a story about who belongs here.

The houses I actually walk

One house, one number.

A 1965 ranch and a 2026 custom build can share a week in Oak Hill. I do not average them into a vibe. I put the ask next to closed sales of similar size and year, and I name the listing agent on every note.

I name Oak Hill because it is the area I publish. I do not steer anyone to a street, a school, or a block.

What people ask me to explain about Oak Hill

A residential city, not a commercial strip

Oak Hill is its own incorporated city inside Davidson County. The picture is lots, trees, and houses. I describe that so the city is not confused with a retail street in Green Hills or 12 South.

Larger lots and a tree canopy

You are often looking at an acre or a deep lot. Mature trees show up along the pikes and the residential streets that feed them. That is geography. It is not a preferred list of buyers.

Radnor Lake as a landmark

Radnor Lake State Natural Area sits on the west edge of Oak Hill. I use it the way I use a park name anywhere else: to locate a house on the map. The lake, the trails, and the shore are facts about the edge of the city.

Pikes, not one main street

Granny White Pike, Franklin Pike, and the lanes that connect them are the roads I drive every week. Green Hills retail and Brentwood sit next door. I describe a drive from a specific address. I do not sell a lifestyle test.

Older houses and new construction

The stock runs from older brick houses to newer custom builds. I treat every house as its own number. I do not lump Oak Hill into one house type.

Close to the rest of town

Downtown Nashville is a drive north. I name that so you can place the neighborhood. It is not a reason I will steer you to a street.

How I talk about daily life here

Driving

Most trips in Oak Hill are by car. I will give you a driving distance from a specific address when I have checked it. I will not invent a walking time.

Landmarks

Radnor Lake and the Tennessee Governor's Residence are the public landmarks I will name. Both sit in or on the edge of Oak Hill. They locate a map. They do not describe a buyer.

Shops

Green Hills retail is next door, not inside the Oak Hill city limits. If you want a storefront street, say so in your criteria. I will not pretend this city is that street.

Getting around

Franklin Pike and Granny White Pike are the spines. The rest is residential. I talk about the drive. I do not talk about who should live on which block.
